Qualifications to Rent with Cedar Properties
Qualifications
The qualification standard for rental with Cedar Properties applies to all applicants. If you have
any questions about our policies or about this information, please contact the Property
Manager.
1. Applicant(s) and Co-Applicant(s):
Applicant and co-applicant must reside in the unit for which they apply. All persons who will be
living in the unit must be listed on the application.
2. Occupant(s)
Although we do not financially bind occupants who do not sign the lease and do not require a
financial background of them, we do require a credit and eviction report of every occupant of the
premises. Any adult over the age of 18, who will be residing in the unit, must be listed as an
occupant. All adult occupants must provide a valid state issued picture ID, signed social
security card and a complete, “Occupant Application” at the time of applying. An applicant will
automatically be denied in the event that any applicant or occupant has ever been convicted of a
felony or misdemeanor involving sexual misconduct and/or the illegal manufacture, sale,
and/or distribution of a controlled substance, regardless of whether “adjudication” was
withheld. An applicant will also be automatically declined in the event they have ever been
convicted of a felony involving a physical crime against a person or persons and/or another
person’s property. The “Rental Application” is a part of the overall process and is not treated
separately. There is a $25.00 non-refundable fee for each occupant application.
3. Photo Identification
Valid photo identification must be presented when making application. Acceptable
identification includes a current driver’s license, passport, and/or state issued photo
identification card. A photocopy will be retained for our records.
4. Employment
Applicants must provide proof of current employment and that the employment has been
contiguous for a minimum of two years. We will accept as proof of self –employment status
two (2) consecutive years of federal income tax returns, a current certified financial statement
and photocopies of your three most recent bank statements. We will accept as proof of
retirement status two (2) consecutive year of federal income tax returns, a retirement letter from
employer, social security checks or retirement checks from your employer or an annuity. We
will accept as graduate student status an acceptance letter or a university issued student ID
stating status.
5. Rental History
Any adverse information regarding the applicant(s) rental history obtained through NCR Credit
Service may result in the denial of the application.
6. Credit History
A credit report will be obtained though NCR Credit Service on all applicants and co-applicants.
An adverse credit history for the past seven years may be grounds for the denial of the
application. An original, signed social security card must be presented if credit is not
established. The social security number will be verified with the Social Security Administration.
In the event that the application is denied, an appeal may be made to the Property Manager so
long as there are no past due balances indicated on the credit report and the applicant’s
monthly salary is as least three (3) times the monthly rent.
7. Co-Signers
We will accept non-resident co-signers for students only. Undergraduate students without full
time employment must have a co-signer. Co-signers bear only the financial responsibility and
have no actual rights to the unit for which the applicant has applied.
8. Vehicles, Other Personal Property, No Liability of Landlord
Parking is limited at many properties. All cars parked on the property must have current tags
and inspection and be in operating condition. Trailers and recreational vehicles are not
permitted in the parking areas. You may check with your Property Manager to see if your
property has a designated area for these vehicles and what additional charges are necessary
to use them. We are not responsible for loss or damage to vehicles. It is your responsibility to
provide your own fire and other hazard insurance on your vehicles, their contents and the
contents of your apartment.
9. Pets
Prior to bringing any pets in or onto the premise you must bring the pet by our office. We will
then take a photograph of your pet and ask that you sign a pet agreement. No visiting pets are
allowed. We reserve the right to restrict breeds or reject any pet at the Property Manager’s
discretion.
10. Non-Refundable Application Fee
The application fee of $25.00 per person is non-refundable. This non-refundable application
fee is required for each adult (over 18 years of age) resident of the unit. It is important that you
review the following guidelines to be certain that you meet the criteria for acceptance of the
rental application: The application will be processed within three (3) banking days. Failure to
provide information specified in these guidelines will result in denial of the application for
insufficient information. If your application is denied, the unit for which you applied will be
immediately put back on the market. If you can correct the adverse information that resulted in
the denial of the application, you may resubmit your application. The cost to obtain an updated
credit report will be charged to you if you do not provide receipts or letters verifying account
status.
11. Income
Total monthly household gross income (before taxes) must be at least three times the amount
of the monthly apartment rent. You will be required to provide written proof from your employer
to support the amount of income you claim on the rental application. If such proof is not
available, we (the management) may accept as proof the pay stubs for at least six consecutive
months of employment. Federal Income Tax Returns from prior year(s), and/or other proof
deemed acceptable by the Property Manager. As an alternative to three times the gross rent in
income, a person or persons may qualify by showing (with bank statements or the like) that
they have in their possession, in cash or cash equivalents, three times the annual rent. A
guarantor will not be accepted as a source of income whether supplemental or primary.
12. Credit Score
Cedar Properties requires a minimum credit score of 600 for approval of any rental application.
Any application with a credit score less than 500 cannot be approved.
13. Debts
All contracted debts, including rent, cannot exceed 50% of gross income. Contracted debts
include credit card payments, car payments, loans, etc. Those debts would not be cable TV,
water and garbage, telephone or other utilities.
